Spanish Mortgage Finance

Mortgages are available up to a maximum of 70% of the value of the property and if you wish to consider this option we can introduce you to BANK INTER with whom we have an excellent working relationship going back many years. A fluent English-speaking person will look after your assessment and mortgage quote and explain the whole process for you to ensure your complete confidence and understanding.

Once you have selected a property you pay a deposit, usually €3,000 to reserve the property. Future payments will be explained to you locally as they can vary depending, for example, on whether the property is a new-build or re-sale.

You will need to appoint an English speaking Spanish lawyer and also arrange a N.I.E Residents Certificate. All our Agents in Spain will be pleased to explain and to assist you with these details.

The next step is to get your mortgage application under way if you are using mortgage finance either through Bank Inter or another source of your choice. Remember that if you do not get this important part of the process underway then the builder reserves the right to cancel the purchase and would be entitled to sell to another party. You would then lose your reservation deposit.

Before the purchase is legally completed you will need to travel back to Spain to complete and sign the purchase paperwork and also open a Spanish bank account in order to pay your monthly mortgage payments and utility bills etc. This trip can sometimes be avoided by giving your Spanish lawyer a "Power of Attorney" to act on your behalf.
