Property Prices
We endeavour to ensure that the property latest prices are shown on this web site However the sellers have the discretion to amend prices at any time but do not always pass on price amendments to Spanish Property Brokers. You should always ascertain the price of any property prior to purchasing.

All properties can be purchased for cash.

Where a mortgage is required on a developer owned property then the buyer is at liberty to make their own financial arrangements for a mortgage. However clients should be aware that mortgages in Spain are still difficult to obtain and the process can be complex. We recommend clients use the services of Bank Inter who offer free mortgage assessments via fluent English speaking staff. Please let us know if you require a referral.


Mortgage lenders amend their criteria for mortgage from time to time. Spanish Property Brokers cannot be held responsible should these changes affect adversely a clients ability to obtain adequate mortgage finance.

Reservation Date
The reservation date is the date that a fully completed reservation form together with the reservation deposit is received at the offices of the seller or their representative.

Purchase Period
The period normally runs for 30 consecutive days from the reservation date.

When purchasing from a Developer the reservation period will be as explained on their sales document.

Reservation Deposit
The normal reservation deposit is 10% of the purchase price. An initial deposit is required on the date of formal reservation with the balance of the normal 10% deposit becoming payable within 10 days of reservation date.

Purchases in Spain are made under the terms and conditions of the Spanish Agent. Clients should ensure that they receive a copy of these and are happy to proceed under these terms and conditions before committing themselves to a purchase.

Properties under construction by a Developer will have a completion date when the property purchased is complete and ready for habitation.

Inspection Trips
Clients must pay the costs for traveling to/from Spain. We recommend a visit of 3 days is usually appropriate. Our associates in Spain offer various incentives such as; travel cost refunds; free airport transfers; free hotel accommodation and more. Please discuss these offers with us.

Spanish Property Brokers will arrange for their representatives to meet clients at our hotel and will escort them to view their chosen properties and can provide valuable local knowledge in your property quest. Our representatives in Spain will also arrange Airport pick-up and return if required.

Notary Fees
The buyer is free to select their own legal representative to deal with the transaction and is responsible in paying their fees.

Property Taxes
The buyer is responsible for the payment of Spanish Property taxes.

NIE / Overseas Bank Account
Clients will need to be in possession of a Spanish N.I.E. (National Insurance) number prior to legal completion to comply with Spanish law. In addition a Spanish bank account is needed to pay mortgage repayments, local utility bills etc. Our agents in Spain will assist you with this process.

The purchaser can withdraw from the sale at any time during the reservation process prior to completion. However any reservation deposits paid to the sellers may be non-refundable. The buyer should ascertain the situation with the seller prior to making a formal reservation.
